Souther California Premier Inspection Services

If you’re planning on buying or selling a home, then hiring a home inspector could save you thousands of dollars. It will also help you understand the property you want to buy and the possible defects. For sellers, it can provide insight into a home to know what to expect and can make repairs before listing a property.

Commercial Inspections

A commercial building inspection helps you identify potential problems before they become expensive repairs or even worse, unsafe structure. It also gives you peace of mind knowing that your property is safe for tenants and visitors.

Pre-Listing Inspections

A pre-listing inspection can not only help expedite the selling process but potentially even increase the property's sale price. Additionally, they can help reduce the chances of a sale falling through due to unexpected issues with the property being discovered during the negotiation or buyer's inspection.

Sewer Scope Inspections

We use a special camera to scope the sewer line to visualize any blockages that are interfering with the plumbing system’s proper drainage. Finding and addressing such problems now can head off catastrophic and expensive repairs later.

Mold Inspections

Mold is a type of fungus that flourishes in moist environments and reproduces by means of airborne spores. There are over 400,000 types of mold, and while there are only a few dozen that are toxic, exposure to many molds can lead to health problems. It can also cause structural damage to your house.

The Best Modern Report In the Industry

While Purvue Real Estate Inspections encourages clients to attend the inspection when possible, we understand that schedules don’t always allow it. Whether you’re present or not, our process and level of detail remain the same.

Following the inspection, we compile a comprehensive, photo-rich report using Spectora that clearly outlines the condition of the home and any notable findings. Reports are typically delivered within 24–48 hours, depending on the size, condition, and complexity of the property.

We’re always available to review the findings, answer questions, and discuss the report with you and your agent.

Keeping You Well-Informed Frequently Asked Questions

A home inspection is a visual evaluation of a property’s major systems and components at the time of inspection. This typically includes the roof, structure, electrical, plumbing, heating and cooling systems, and interior and exterior areas of the home.

The purpose of a home inspection is to identify material conditions, safety concerns, and visible defects that may affect the function or value of the property. Inspections are not technically exhaustive and do not predict future performance, but they are designed to provide a clear, practical understanding of the home’s overall condition.

Purvue Real Estate Inspections focuses on clear communication and detailed reporting so clients can make informed decisions and know what to address next.

Home inspection pricing varies based on several factors, including the type of property, square footage, age, and overall complexity of the home.

At Purvue Real Estate Inspections, pricing typically starts at $349 for condominiums, with single-family homes starting around $489. Final pricing may vary depending on the size of the home, number of units, and additional considerations such as accessibility or specialized systems.

To ensure accurate pricing, we encourage clients to contact us or schedule online so we can account for the specific details of the property.

Most home inspections typically take 2 to 4 hours to complete. The exact duration depends on several factors, including the size and condition of the home, accessibility to areas such as the roof, crawl space, and attic, and the number of systems present.

Homes with multiple bathrooms or kitchens, accessory dwelling units (ADUs), multiple HVAC systems, or multiple electrical panels may require additional time to allow for a thorough and accurate inspection.

While clients are always welcome to attend the inspection, attendance is not required. We understand that inspections can be time-consuming and schedules don’t always allow for it.

For those who choose to attend, the inspection can be a great opportunity to become familiar with the home, ask questions, and walk through key findings. Regardless of attendance, all findings are clearly documented in a detailed inspection report.

It’s important to understand that no home is perfect. Most inspection reports will note some issues, ranging from routine maintenance items to conditions that may warrant further evaluation or repair.

Following the inspection, we provide a detailed report that describes the physical condition of the property at the time of inspection, including photos and videos to help clearly illustrate the findings. The purpose of the inspection is to provide information—not to determine whether a home “passes” or “fails.”

Clients are encouraged to review the report carefully and consult with their real estate agent and qualified contractors as needed to determine how the findings may factor into their decision.
